S-Tech Insurance Services Limited

Let Properties

Some Insurance Providers are happy to insure Let Properties under an identical contract to the one they would use to insure your main home.

There are, however, more appropriate contracts in the market especially designed for Let Properties. These policies include covers that are relevant to the Property Owner, including Property Owners Liability and Loss of Rental Income following an insured claim.

S-Tech has access to a range of dedicated Residential Property Owner products and we would be happy to discuss these with you. Insurers tend to offer more preferable terms for Properties let to Professional Tenants and Families, particularly when using a Managing Agent.

As with home insurance, accidental damage is an option for buildings and, in some cases, contents. Some Insurers offer a Landlord’s Legal Expenses extension and Loss of Rent cover as optional extensions to their policies. The Loss of Rent Income amount, which is usually set at between 15 to 20% of the buildings sum insured, can also, in some cases, be increased.

Most Insurers write policies on an individual property basis. However, many now offer the option to cover more properties under a Portfolio policy.
